Hourigan Planning is over the moon to be able to shout about the fact that we recently obtained a long-awaited outline planning permission in Wokingham district for a scheme for up to 50 new homes.
The outline proposals had in-principle support from Senior Officers from the start, but it was important to demonstrate that all the key technical matters had been satisfactorily addressed.
The approved scheme will deliver a mix of new homes (40% of which will be affordable), associated infrastructure, improvements to local bus services, contributions to open space in the local area, and a contribution to a nearby Suitable Alternative Natural Greenspace (SANG).
The scheme was contentious in the local community, so it was important that all the technical details supporting the scheme were robust to enable Officers to recommend approval to Members of the Planning Committee.
Beverley Moss of Hourigan Planning represented the client, Anwyl Land Limited, at the Planning Committee setting out a clear case so that Members had full understanding of what the scheme could deliver for their District.
Senior Officers at the Planning Committee were exemplary on the night of the Committee making Members aware of the benefits for the district if they resolved to approve the application, and we were overjoyed when the Planning Committee agreed.
Unfortunately, it has taken some time for the S106 legal agreement to be executed and this application is a fine example of where the ‘grit’ is in the planning system which is slowing down the approval of new residential schemes where there will be benefits for the local community.
With the impending National Scheme of Delegation due to take effect in the Autumn 2026[1], our hope is that more schemes for residential development will move through the planning application system quicker, resulting in the much-needed delivery of new homes for those that need them.
