Permission in Principle Granted in Goldsborough After Two Previous Refusals

We are pleased to have achieved a small but mighty win for Strategic Land Group regarding a site in Goldsborough, North Yorkshire, where Permission in Principle (PiP) for up to five dwellings has now been secured.

Located in the highly desirable village of Goldsborough, at the heart of the region’s renowned “golden triangle,” the site benefits from an exceptional and sought‑after setting. However, two earlier failed attempts by others proved that securing planning permission in this scenic village comes with challenges, particularly with regard to the historic value of the village.

By taking advantage of a dip in North Yorkshire’s housing land supply (to below the requisite 5 years mandated by national planning policy), we were able to utilise the more favourable planning context of the tilted balance when submitting a fresh application.

Our strategy then focused on maximising the advantages of the PiP route to pursue the most efficient and cost‑effective pathway to permission being granted. By advising a PiP submission, the decision‑making process was streamlined to the core considerations of land use, location, and amount, removing unnecessary complexity at this early stage.

This targeted approach proved successful, securing Permission in Principle just seven weeks after submission. The result reflects a clear strategy, alongside consistent and constructive engagement with Officers at North Yorkshire Council.
