Planning Approval Secured for Major Employment Development Next To Salford Community Stadium

We are pleased to announce that planning permission has been secured for a major employment development on land adjacent to Salford Community Stadium.

The approved scheme will deliver nine high-quality industrial, logistics and business units providing almost 10,000 sq m of commercial floorspace, alongside associated infrastructure, landscaping and drainage improvements. The development represents a £12 million investment and has the potential to create around 130 permanent jobs, together with significant construction and supply chain employment opportunities.

Acting on behalf of the applicant team, we led the planning strategy and coordinated the submission through a complex planning process involving a wide range of technical and stakeholder considerations. The site occupies a prominent location within the Salford Western Gateway, immediately adjacent to the stadium, and required careful consideration of operational, transport and environmental constraints.

A key element of our work involved demonstrating that the development could be delivered without prejudicing the operation of Salford Community Stadium, future transport aspirations for the area, or the safeguarding requirements of Barton Aerodrome. Working closely with the project team, Council officers and consultees, a number of design refinements were secured during the application process, including enhancements to pedestrian connectivity, landscaping and drainage infrastructure.

The application was supported by a comprehensive package of technical assessments covering highways, flood risk, ecology, biodiversity net gain, air quality, contamination and airport safeguarding. Through ongoing engagement with officers and statutory consultees, all technical matters were successfully resolved, resulting in no objections from consultees or members of the public.

The approved scheme will transform an underutilised brownfield site into a modern and sustainable employment destination, supporting the continued growth of the Salford Western Gateway and providing high-quality accommodation for a range of occupiers.

The development is a joint venture (JV) between developer Chancerygate and global real assets investment management firm CBRE Investment Management (CBRE IM).
