Back in 2021 Hourigan Planning successfully achieved planning permission for a replacement dwelling in the Staffordshire Green Belt. Designed by Tom Withers Architecture, the new home was to replace a timber bungalow constructed in the 1920’s and which had seen better days.
The subject site occupies an enviable position within the Staffordshire Moorlands with fantastic views over the Cheshire plain where the internationally renowned Jodrell Bank telescope can be seen in the distance.
The key to the proposed development was being able to demonstrate to the Local Planning Authority that the replacement dwelling did not comprise inappropriate development in the Green Belt, and that the design would be wholly complementary to the open countryside location. Working with the architects, Hourigan Planning advised the client on how the new dwelling might be increased in floorspace and volume, but without being contrary to strict Green Belt policy restrictions.
The resultant scheme was one which the Council were fully supportive of, acknowledging that the use of the uniquely local natural pink sandstone reflected the local vernacular in the Moorlands.
Hourigan Planning project managed the planning application process from start to finish, starting with issuing initial advice and a strategy for pursuing the application, through to advising on technical survey work, instructing a technical team, and working closely with the architects on design principles. We liaised with the Local Planning Authority during the course of the determination of the application, and with the client’s agreement were able to negotiate some revisions to the external appearance to meet the Council’s requests.
We’re really happy to report that a couple of years later after permission was granted, the building of the replacement dwelling has now been completed and we’re very pleased to see how the project has turned out. As can be seen from comparing the before and after photographs the new home looks fantastic, standing proud in the landscape.
